Can I customize a pack?
Yes. Each package is a starting point tailored to your property and budget. We offer options for linens, lighting, decor, and appliances.
Is furniture depreciable under the LMNP scheme?
Absolutely. Furniture intended for furnished rentals is depreciated over 5 to 10 years. We provide you with detailed invoices that comply with LMNP and LMP requirements and put you in touch with our partner chartered accountant.
What happens if the tenant causes damage?
Damage is covered by the security deposit and, where applicable, by the rent guarantee insurance (GLI) or non-occupant owner (PNO). We provide an identical replacement part at cost price for 5 years.
Do you operate outside of Paris?
Yes. ABI LM operates within Paris proper, the inner suburbs (92, 93, 94), the outer suburbs, and throughout the Île-de-France region. For other regions, we review each request on a case-by-case basis.
Can I combine furnishing and rental management?
This is our recommendation. Our "immediate rental" offer combines furniture, rental and rental management with a single point of contact and a single contract.
What is the timeframe between signing the quote and the start of the rental?
On average, it takes 10 to 15 business days between quote approval and handing over the keys to a fully furnished, ready-to-rent apartment. Our median time from listing to signed lease is then 8 days. Our record: 5 days for 20 apartments during the Paris 2024 Olympics.
